Why instalments matter
For most people, saving the full price of a plot before buying is hard, and prices often rise while you save. Instalment plans let you secure land with a deposit and pay the balance over months, so you own an appreciating asset sooner.
But not all plans are equal. Some are genuinely interest free; others add charges that raise the total cost. This guide explains how to compare them.
How a typical plan works
A typical land instalment plan in Lagos has three parts:
- Initial deposit: a first payment that secures your plot.
- Monthly payments: the balance spread over 3 to 12 months (sometimes longer).
- Completion: after the final payment you receive your full documents and physical allocation.
Example: at Glamour Estate (₦6.5M all-inclusive per 500 sqm), you pay a ₦1,000,000 deposit, then about ₦916,667 a month for 6 months, interest free. At Champions Court (₦14M all-inclusive), it is ₦2,000,000 down and ₦2,000,000 a month for 6 months, interest free.
Interest-free vs interest-bearing plans
An interest-free plan means the total you pay is the same as the outright price; you just spread it. An interest-bearing plan adds a surcharge for the longer period, often shown as a higher “instalment price”.
Example: Cocoa RepubliQ farmland costs ₦4,000,000 per acre when paid within 3 months, or ₦4,500,000 over 6 months. The extra ₦500,000 is the cost of the longer plan. Neither is wrong, but you should know which one you are choosing.
Compare the total cost, not the monthly amount
A low monthly payment can hide a higher total. Always ask:
- What is the total amount I will pay under this plan?
- Is the plan interest free, or is there a surcharge?
- Is the price all-inclusive (land, survey, development levy, documentation)?
- Are there other fees at completion?

What happens if you miss a payment?
Read this part of the contract carefully. Good developers offer a grace period and are willing to restructure a plan if you talk to them early. Others may charge penalties or delay allocation. Ask for the terms in writing before you pay the deposit.
When do you get documents and allocation?
On most plans you receive a Contract of Sale and receipts as you pay. Your survey plan in your name, Deed of Assignment and physical allocation usually come after full payment. Some estates allow building only after allocation, so factor this into your timeline.
How to pick a plan you can keep up
- Keep the monthly amount comfortable, not just possible. Aim for a figure you can pay even in a tight month.
- Keep an emergency fund separate from your land payments.
- Prefer interest-free plans and all-inclusive prices.
- Choose a shorter plan if you can, so you reach allocation sooner.
- Set up reminders or standing orders so you never miss a date.
Outright vs instalments: quick guide
| Outright | Instalments | |
|---|---|---|
| Upfront cash | Full price | Deposit only |
| Total cost | Lowest | Same (interest free) or higher |
| Documents & allocation | Sooner | After final payment |
| Best for | Buyers with savings | Buyers paying from income |
Budget example
Suppose you can comfortably set aside ₦1,000,000 a month. A ₦6.5M interest-free plan with ₦1M down and six payments of about ₦916,667 fits your budget with a small buffer. A ₦14M plan with ₦2M monthly payments does not, even if you might manage it in a good month. Choose the plan that fits your worst month, not your best one.
Questions to ask before signing
- What is the total price, and is it all-inclusive?
- Is the plan interest free? If not, what is the instalment price?
- What is the deposit, and is it refundable if verification fails?
- What is the grace period for a late payment?
- When do I get my survey plan, deed and allocation?
- Can I pay off early, and is there a discount for doing so?
- Can I transfer my plan to someone else?
Where affordable land actually is
Truly affordable plots in Lagos are mostly on the city’s edges, especially the Epe axis, with even lower prices just across the border in Ogun State. Ibadan offers another affordable option with rail links to Lagos. Pair an affordable location with an interest-free instalment plan and a verified title, and owning land becomes realistic on a monthly budget.
Verify before you commit
An instalment plan is still a land purchase. Verify the title, chart the survey plan and use your own lawyer before paying the deposit. See our verification checklist and common land scams to avoid.
